Housing association Domijn is building ‘Het nieuwe Zuiderspoor’ without a gas connection

The new Zuiderspoor comprises 15 ground-level homes and 45 flats without gas connections. Cooking is done electrically and geothermal energy provides heating. Solar panels are installed on the roofs to generate energy.

The new Zuiderspoor replaces an outdated apartment building in a prominent location in Enschede, on one of the access roads to the city centre. The project comprises 15 ground-level homes and 45 apartments. 

Affordable and sustainable living 

Domijn finds it very important that housing remains affordable for its tenants and that we treat the environment with care. That is why the corporation decided, even before this was introduced nationally, to have homes built without gas connections. Cooking is done electrically and geothermal energy provides heating. Solar panels are installed on the roofs to generate energy. The homes are also very well insulated. This makes tenants' homes more comfortable, and reduces their energy costs. 

The new Zuiderspoor 

The six-storey characteristic apartment building has a playful staggered façade with beautiful timeless brick architecture. With 45 spacious apartments for social housing, Domijn focuses on single and two-person households. Residents live and cook at the front of the building, while they sleep in the two bedrooms at the quiet rear, along the gallery. An open and spacious central hall gives residents at the front and rear access to the building.  

The 15 sturdy single-family homes are arranged in a row of nine and a row of six. Their location on a green courtyard makes for peaceful living, while still being within five minutes of the city centre. A characteristic feature are the “Delft stoops”: you can place a bench or beautiful flower boxes on a stoop in front of your house. In addition, all homes have three bedrooms and a bathroom on the first floor. 

Construction commenced in January 2019. The Zuiderspoor was completed in the spring of 2020.

Barneveld housing association: a sustainable future for the Oude Bloemen district

Barneveld housing association has made 79 houses in the Oude Bloemenbuurt more sustainable. It worked with building contractor Van Wijnen and obtained funding from BNG to implement various energy-saving measures, including the insulation of the buildings’ outer shell and the installation of solar panels. The measures have reduced carbon emissions and energy costs, and provide greater comfort for residents. This project is a perfect illustration of how housing associations can accelerate sustainability through smart partnerships.

Wocozon: making social rental housing more sustainable

Every year, the Wocozon Foundation provides several thousand social rental homes throughout the Netherlands with solar panel installations. So far, it has provided 35,000 installations and counting. As a result, it is greatly contributing to making the social real estate of housing corporations more sustainable and to keeping the energy costs of tenants in the social sector affordable. BNG Bank has been supporting Wocozon with suitable financing since 2015, enabling the foundation to grow from a start-up into a company with more than 175 employees.
