Mid-range rentals are the key to a stronger housing market

The Dutch housing market is creaking at the seams. Households that fall between social housing and home ownership are particularly at risk of being structurally excluded. For them, the need for suitable housing is urgent and decisive action is required.

Where exactly is this gap? For first-time buyers, families and older people on middle incomes, finding affordable housing is often an impossible task. The social rental market is not accessible to them, while the owner-occupied market is out of reach. This puts considerable pressure on the mid-rental segment – a crucial but somewhat neglected link in the chain.

Commercial parties mainly focus on the higher rental segment, which means that this broad group is hardly served. This presents a clear opportunity and social challenge for housing associations: by developing affordable mid-range rental homes, they can make a difference and contribute to a more balanced housing market.

BNG collaborated with clients on an article in Binnenlands Bestuur about the opportunities and challenges of mid-range rentals, including for smaller housing associations.
